Benjamin Barnes – Senior Vice President, Asset Management

Benjamin Barnes
Ben is Senior Vice President, Asset Management of White Oak Partners.  He is responsible for the successful execution of the investment strategy for each property acquired.  Typically, this strategy includes a repositioning of the asset through programmatic improvements to the property along with unit upgrades; so as to maximize annual cash flow from operations as well as long-term value creation.  Directing White Oak’s team, including construction management as well as third-party property management, Ben has a proven track record of impressive performance results.  He is actively involved in the acquisitions process, to bring the asset management perspective to each target property.  Ben oversees the asset management team, directs third-party property manager activities and interacts closely with investors on a regular basis.


Prior to joining White Oak Partners, Ben worked for Fairfield Residential Company, a private company that currently manages over 50,000 multifamily apartment homes in 20 states.

During his eight years at Fairfield, Ben managed the development and operations for 3,000 apartment units and 30 commercial units throughout the Northeast and Mid-Atlantic markets that included garden style, mid-rise and high-rise properties. He supervised numerous apartment renovations and projects totaling over $50 million and assisted in the sale of $400 million worth of real estate. His responsibilities included developing and implementing marketing and operational strategies as well as the supervision and training for 90 employees.

Ben earned his B.A. in English Literature from Wheaton College in Wheaton, Illinois.
